据美国《侨报》报道,奥巴马政府在15日开出了750亿的住房援救计划,主要用于补助面临法拍、短售及房子已经跌破净值的人士。华裔房地产界人士认为,这项政策虽好,但是实施的难度相当大。同时,许多的资源及信息网络,一般人看不懂,因此造成了一些人士利用这些项目乱收费,让人望而却步。
奥巴马政府的“可负担房屋计划”,原本是计划通过一系列的重新贷款计划、减免部分银行的罚款及费用、降低银行利率、延长贷款期限。但是,政策出台,许多的华裔人士感到对于他们并不适用。房地产经纪刘刚说,华裔人士的报税资料不全,要重新审核,他们拿不出连续3年的税表,因此原来可以得到优惠的地方,他们往往因为文件不全而拿不到。
刘刚说,他发现一些人士在利用这些政策赚钱。他们会向客人收取多达数千元的“手续费”,并借着整合债务的名义再收取多达万元的“服务费”。这样,吓跑了不少的客人,也让他们经纪人丢失了一些原本可以出手的房屋。
房地产界的人士说,15日出台的“可负担房屋计划”,可以让合格的贷款人,拿到低至2%的房屋贷款。他们希望华裔人士可以把握机会,减轻房贷的负担。(蔚宇)
