买卖房的时机不对也是会巨亏的：实例一册

地点：NJ Piscataway 离纽约市三十迈，白玉房，好学区，自住为主的社区。装修佳。

2007买入价62万，2600sq ft. 4bed/2.5bath. 1998建的。地税1万4每年。

2018卖出价53万。在房价上就亏了9万。几乎每年1万。

大家看看，这房买的，是不是还不如租房呢？所以说，买卖的时机，才是投资至胜的关键。当然，要是做出租房的话，现金流也是至关重要的。

这个例子，说的是一个朋友的自住房。
